Home Buyers: Interest Rates Change Daily, Sometimes Several Times During the Day!
The following information has been provided by Vicki Moletteire of Synergy Mortgage Services, LLC:
Consumers often shop the internet and newspaper for the lowest rate. They look for the lowest interest rate without considering the closing costs. Borrowers need to understand that both the interest rate and the closing fees determine a “good” deal. It is very possible to end up with the lowest rate, but not necessarily the “best” deal. You may be paying points and/or higher lender fees to get that lower rate. Also, in this extremely volatile market, rates are changing not just once a day but numerous times throughout the day. Don’t let your clients fall victim to the “bait and switch.” It is really impossible to get accurate rate quotes unless you are speaking to a live person and getting quotes the same day (sometimes within the same hour). Even our chart below is already outdated. Average rates the past 48 hours were closer to 6.625% with NO points.
Don’t let your clients over shop the rate prior to signing a contract. The rate can be locked once a property address and closing date is confirmed. Yes, we do need to know how long to lock the rate. A shorter rate lock could mean a better price. A rate lock over 30 days could mean the pricing is slightly higher. It is all in the details!

| The stock market has recently fallen to the lowest levels since 2003 due to fears of a recession from the credit crisis. Normally Mortgage Backed Securities and Treasury markets gain during a stock market decline, but this time they have moved lower as well. One reason is that some investment funds have been forced to reduce their leverage and sell nearly every asset in their portfolios. Another factor is investor concern that the supply of debt will increase significantly to pay for all the government rescue actions.
Good News: Oil prices are plunging, falling from a high of $147 per barrel last July to around $80 per barrel this morning. |

Avalon Park’s Oktoberfest this Saturday!
Come to Avalon Park, East Orlando to enjoy its 4th annual Oktoberfest celebration! This fanatastic event, fun for all ages, will be held at the town center this Saturday between 5 and 9pm.
This year’s festivities include: alpine dancing, a lumberjack show, 2008 Show & Shine car show, performances by Magic Curtain Productions, a chili cook-off, games and contests, live music, a rootbeer garden for children, and last but not least, the ever popular beer garden for the over 21 crowd!

Wookiee Needs a Job So He Can Play in Winter Park!

WINTER PARK — The city’s Parks & Recreation Commission will hold a public meeting at 5 p.m. Thursday (Oct. 16) in City Hall Commission Chambers, 401 S. Park Ave. The purpose of this meeting is to discuss the possibility of charging admission fees to those who use the off-leash area of the city’s popular dog park, Fleet Peeples Park. The revenues generated from members of the proposed “Canine Club” would be reinvested back into the park for improvements as shown on the Fleet Peeples Park Master Plan. Annual passes and day passes would be available. Fleet Peeples Park covers 23.16 acres on Lake Baldwin and was named after a city resident and well-known swimming instructor, Mr. Fleet Peeples. The park offers two reservable pavilions, a boat ramp for boats with no gas engines, a sandy beach, picnic tables and restrooms. Admission to the park is free while the proposed paid admission would apply only to the area of the park that is designated where dogs may run off-leash during specific posted hours.
